1. When will bookings open?

2. What are your check-in/check-out times?
Check‑in is from 16:00, and check‑out is by 10:00, unless otherwise stated in your arrival details.
3. How many guests does the property accommodate?
Blackbird Cottage comfortably sleeps 6 guests (there are two king bedrooms and one twin room with single beds). All three bedrooms would comfortably fit a travel cot, especially the two king size rooms. There is a family bathroom and the master bedroom also has an en suite.
4. Is the cottage dog-friendly?
Yes we are very dog friendly! Dogs must be agreed in advance, must not be left unattended, and should not go on furniture. There will be a small surcharge per dog, please see booking details.
5. What amenities are included?
Central heating throughout and there is also an electric heater in the sitting room.
Fully equipped kitchen: oven, fridge/freezer, dishwasher, washing machine, kettle, toaster and Nespresso machine (please bring your own Nespresso cartridges)
Smart TV with its own Netflix account for your use, digital radio, and free Wi‑Fi throughout
Towels and bed linen provided; please bring beach towels if needed
There will be a welcome pack on your arrival which includes some yummy goodies. We also provide a pint of milk and individual sachets of tea, coffee and sugar to get you through your first day. One toilet roll per toilet will also be provided. As well as cleaning products, bin bags, dishwasher and washing machine tablets. The tablets provided will be one per night of your stay.
We provide a step stool and a high chair for children.
There are plenty of books and games in the house for adults and for children.
6. Is parking available?
Yes, parking is available on‑site via a gravelled driveway. The driveway is large and the property extends to the road, so you will be able to fit 3 – 4 cars on it.

8. Are linen and towels included?
Yes—bed linen and towels are provided. please bring beach towels if needed. Bath mats and tea towels are also provided.
9. What’s in the kitchen?
The cottage includes crockery, cutlery, cooking utensils, and essential appliances.
10. Are there EV charging facilities?
Blackbird Cottage does not currently have an EV charger.
11. How do I confirm and pay for a booking?

12. Is the property suitable for guests with mobility needs?
The cottage is single-storey, which can help accessibility. If you have specific mobility requirements, please ask prior to booking so we can advise appropriately.
13. How far is the cottage from the beach?
Holkham beach is 10 minutes away, Brancaster beach is 12 minutes away, Thornham Beach is 20 minutes away (traffic dependent).
14. Is there a village shop or pub nearby?
Yes — Burnham Market has independent shops, a small supermarket, and excellent pubs/restaurants, all within a short stroll.
15. Does the cottage have heating and hot water year-round?
Yes — we turn the heating off in the summer, but you are welcome to turn it on if it gets a little chilly. There is also an electric heater in the sitting room. Hot water is available 24/7.
16. Do you have a BBQ or outdoor dining space?
Yes — there’s a patio area with outdoor furniture. A charcoal BBQ is also provided (guests to supply charcoal).
17. Is the garden enclosed?
Yes — the garden is enclosed with two separate accesses from each side of the front of the house, suitable for dogs and children under supervision.
18. What’s the nearest train station?
King’s Lynn is the nearest mainline station (about 40 minutes by car), with direct services to London King’s Cross.
